Socio-Spatial Analysis of Apartment Plans in Turkey and Korea

This study provides a comparative analysis of the socio-spatial organization of apartment plans in Turkey and SouthKorea. Housing serves not only as a physical shelter but also as a spatial system that shapes individuals’ social interactions,sense of privacy, and feeling of belonging. The research is grounded in a theoretical framework that examines housing throughcultural, social, and psychological dimensions, serving as the foundation for evaluating how different apartment typologiesrespond to user needs. This study aims to examine and compare apartment plans in Turkey and South Korea through threekey parameters: privacy, central space, and circulation systems. The analysis focuses on selected projects developed by EmlakBank in Türkiye and the Korea Housing Corporation in Korea, applying a typological approach to identify differences andcontinuities in planning strategies. The study investigates how privacy is organized through spatial hierarchy, how central spacesfacilitate social interaction, and how circulation systems affect user experience and accessibility. The findings indicate that SouthKorean apartment plans, shaped by state policies and rapid urbanization, have developed towards open-plan solutions withintegrated communal spaces that emphasize family cohesion, while privacy boundaries have become increasingly blurred. Incontrast, Turkish apartment plans, despite processes of modernization and standardization, have placed stronger emphasis onspatial privacy and the tradition of hospitality. By highlighting these differences, this research underscores the cultural and spatialdynamics that shape apartment typologies in both countries. This study contributes a comparative framework that clarifies howsocio-spatial factors and cultural values have resulted in distinct planning approaches in Turkey and South Korea.
